I completely agree with this. Unlike stocks where you might be riding a rollercoaster, rental income can be predictable.

Tenants pay rent, and you get to sit back and watch your bank account grow. In addition, over time, buildings can appreciate in value.

It's like your building is a fine wine, getting more valuable as it ages, assuming it doesn't turn into a disappointment due to poor maintenance.

Finding a reliable builder, and finding the reliable tenants can be tricky. All investments have risks.

Its not all without hiccups. There are challenges as well, talking from experience, but all in all, outside of those challenges, this is good business.

Business strives on competition. However, there is an increase of a Mafia extorting owners of these establishments for ‘protection’ which is the real cause or failure of rentals in South Africans townships and small business.

Real estate has its pros and cons:

Pros;
1)since cash is king, you get a fixed source of that
2) it’s valuation increase every year
3) easy to set up as bond to get more debt

Cons:
1) very long periods to break even
2)income depends on good tenants
3) maintenance can be costly
4) laws favor tenants more
5) needs large cash
